DEPOSITs/Cancellations

All reservations require a deposit of two nights or half of your stay, whichever is greater. Any balances are due upon arrival. Personal checks are accepted at check-in.
Cancellations made at least 14 days in advance will be refunded in the form that was used for the payment. Deposits will be forfeited for all reservations canceled less than 14 days before your arrival date.
Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the homeowners, will be considered a no-show reservation, and forfeit their deposit.

QUIET HOURS

Our quiet time is from 11 p.m. – 8 a.m. daily, but please be courteous to your fellow guests during all hours of the day. During quiet hours, please keep talking volume, music, and all other noise to a reasonable level.
Please respect our local culture, wildlife, and other guests at all times. Please be mindful of our local bylaws and conservation of resources. Allen Acres is proud to promote an inclusive and family-friendly atmosphere. Offensive or intolerant language and actions will not be tolerated, including concerning race, religion, sexual orientation, or political views, and the presence or existence of any language, actions, visuals, or symbols (e.g. visuals depicting confederate flags, swastikas, racial slurs, etc.) that may be deemed to be offensive will not be permitted on the property. We reserve the right to immediately terminate a reservation and evict any guest, without a refund, for failure to comply with these rules and/or the homeowner’s request for you to remove the display of any visuals or symbols.

FIREPIT

Each site provides various outdoor furniture as well as one community fire pit. Please do not burn or leave trash in fire pits, and please do not move fire pits. All fires must be contained to the pit, and campfires are not permitted between the hours of 2 a.m. and 8 a.m. Never leave a fire unattended. Any chemicals or toxic materials must remain locked up at all times or safely removed from the access of children or animals.

SMOKING & ALCOHOL

There is no smoking allowed inside any of the rental properties. Smoking is allowed on your rental site as long as it is done in a way that will not directly or indirectly impact the experience of other guests. Alcohol must be consumed responsibly. Illegal drugs are strictly prohibited.

FIREWORKS

FIREARMS & WEAPONS

Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.

GENERAL CONDUCT & REMOVAL

Guests are required at all times to comply with all rules and regulations posted at the property as well as directions of the resort owners. We reserve the right to remove anyone in violation of these rules and regulations from the premises.

EMERGENCY - Dial 911 in case of an emergency.

Rules and Regulations are subject to change without notice.

Maximum occupancy per dwelling is as follows:
- Lucky Buck: 6 guests
- Krazy Kalf: 6 guests
A violation of the number of occupants will be grounds for immediate cancellation of the reservation agreement and forfeiture of security deposits. Guests will be given notice and agree to vacate the premises within 24 hours of notice.
Occupancy limits apply to overnight and day guests.
Should the rental party exceed the number of guests indicated in the reservation, the homeowner reserves the right to terminate the lease and ask the guest to leave the premises immediately. In this case, the Guest will forfeit the full security deposit and no refund will be given for unused dates.
The individual reserving the site must be a minimum of 21 years of age and be physically present at the time of check-in.
